For property managers and building owners

Ten questions worth asking before a building floods.

When a building floods, the company you call decides how much of the building stays open — how the work is staged, how the exits are kept usable, and how much of the tenant’s day is disrupted. So the questions are worth asking up front, before there is water on the floor and no time to compare anyone.

Here are the ten we would ask any restoration contractor, with our own answers beside them. Read it in two minutes, keep it for the day you need it, or call and we will go through it with you.

The questions, and our answers.

Scan it in about two minutes

  1. 01

Are you licensed and insured in Illinois?

Yes. Licensed and insured in Illinois under #100-21180.

  2. 02

How long have you been doing this?

    30 years of experience.

  3. 03

Are you certified for the work you are being asked to do?

We are an IICRC Certified Firm, with a GBAC-trained crew for certified decontamination, and we are registered with the Illinois Department of Public Health for mold remediation as required under the Illinois mold remediation rule.

  4. 04

Can you handle more than one kind of loss?

Yes. Water damage, mold testing and remediation, fire and smoke damage, biohazard cleanup, debris removal and asbestos testing — plus commercial and construction cleaning.

  5. 05

Can you reach us out of hours?

Yes. We are open 24 hours a day, 7 days a week, including emergencies, on (877) 923-8883.

  6. 06

How will you keep the building running while you work?

The work is planned around an occupied building: containment, protected routes and floors, and work hours that fit the building’s schedule — with tenants told what is happening and when.

  7. 07

What do we get in writing?

A limited free inspection and estimate, with no obligation, and documentation of the work carried out: photographs, moisture readings, sample locations and a written scope. After mold work the property is tested again, so there is a written record that it is clear.

  8. 08

    Who pays for testing?

Testing is the property owner’s decision and is paid for directly, separately from the inspection. They receive a written report of the findings.

  9. 09

Will you work with our insurer?

Yes. Both insurance claims and jobs paid for directly are welcome. If you are not sure which it will be yet, call and we will talk it through.

  10. 10

    What areas do you cover?

Chicago and all of Chicagoland, with Glencoe, Highland Park, South Barrington and Wilmette named alongside Chicago.

What we will not do is promise a guaranteed turnaround before anyone has walked the building. What we can tell you on the phone is what the work usually involves, what we would need to see first, and which questions to put to your insurer.

Cost and estimate

A limited free inspection and estimate, with no obligation.

It starts with a limited free inspection and estimate, with no obligation. We come out, look at the problem properly, and tell you what the job involves and what it will cost. There is no charge for that visit and nothing is agreed until you say so.

What the work itself costs depends on what we actually find — how far the damage reached, what has to be removed, and how long the drying or cleaning takes. That is exactly why the inspection comes first.

The two pages a building manager tends to need next.

One is what to do in the first four hours while you wait for a crew. The other is how a commercial loss is scoped, documented and kept out of everybody’s way.

You don’t have to sort it out alone.

Call (877) 923-8883 or use the enquiry form, and the inspection and estimate carries no obligation. If it helps, ask us to be added as your standing contractor contact, so the number is already on file the day something goes wrong.
